EPIC Inventories & End of Tenancy Checks
EPIC Inventories wants to take the stress away for all involved including tenants, Landlords, and leasing agents. Because we are an independent company, providing legally binding reports, we can be impartial in the event of a dispute happening.
Reasons to have an inventory:
It acts as protection for all parties (Leasing agents, Tenant, and Landlord)
It acts as a deterrent for the tenants, not to damage the property
It helps to reduce the number of disputes at the end of tenancy
It may encourage the tenant to take better care of the property
It is a guarantee to the tenants that they will only be charged for any damages they caused
In the case of a dispute, you have a legally binding document to present to the court

EPIC Inventories provide a check-in report at the beginning of the tenancy and a check-out report at the end of the tenancy.
Check-In

The condition and contents of the property will be noted room by room

Utility readings will be taken

Pictures will be taken to capture the condition of the property

The tenant will receive an electronic copy of the report on the day they move into the property, they will have 7 days to check, sign the declaration sheet and send back to EPIC

The instructing organisation will be sent an electronic copy of the report

All changes to the property will be listed in the report.
Check-Out

Using the original inventory, the condition and contents of the property is checked room by room, any changes will be noted in the check-out inventory

Utility readings will be taken

Tenants will receive a copy of the report within 7 days of leaving the property.

The instructing organisation will be sent an electronic copy of the report within 7 days of the tenant vacating the property
EPIC Mid-term Property Inspections
To ensure Landlords have peace of mind during any tenancy we provide mid-term tenancy inspection reports.
We will check a property, at the frequency requested by the Landlord, and will ensure the Landlord is notified of the following:
Tenant is keeping the property in good condition i.e., keeping it clean and reporting any issues.
If the property is being sub-rented
Any repairs/maintenance required
The external areas and garden are being maintained
If there is any illegal activity
Any issues with mould that may be caused by not ventilating the property properly or hanging washing over radiators
