Inventories & inspections by EPIC
The transition between tenancies is the most critical window in property management. Whether you're welcoming a new tenant or managing a checkout, the quality of your documentation is your only defence against disputes, damages and deposit management. At EPIC, we provide top quality independent reporting, ensuring that every square inch of your property is digitally documented with high-resolution accuracy.
By removing the emotion and providing a purely factual, third-party record, we protect the professional reputation of leasing agents and the financial assets of landlords. From the initial Check-In Inventory to the final End of Tenancy Check, we manage the entire lifecycle of the tenancy, giving landlords and agencies the legal certainty required by the Scottish First-tier Tribunal and the peace of mind that your property is in safe hands.

EPIC inventories & end of tenancy checks
An independent inventory offers peace of mind when it comes to deposit protection by setting clear expectations for both landlords and tenants. Unlike a DIY checklist and few photos, it’s meticulously detailed and legally binding, in the event of a dispute.
Proactively arranging inventories and inspections gives peace of mind and protection.
Reasons to have an inventory:
It acts as protection for all parties (leasing agents, tenant, and landlord)
It acts as a deterrent for the tenants, not to damage the property
It helps to reduce the number of disputes at the end of tenancy
It may encourage the tenant to take better care of the property
It is a guarantee to the tenants that they will only be charged for any damages they caused
In the case of a dispute, you have a legally binding document to present to the court

EPIC Inventories provide a check-in report at the beginning of the tenancy and a check-out report at the end of the tenancy.
