Smell is the fastest pathway to memory and emotion. A bad smell is a quick deal-breaker whilst an overpowering good smell can be equally suspicious. The goal is to signal cleanliness and freshness, not masking an issue.

An empty, echoing room feels cold and unwelcoming. Sound staging softens the space and acts as a buffer between external noise such as traffic or noisy neighbours.
Play soft music at a low volume. Classical may be a cliché, but stick on the radio or a family-friendly playlist to create a welcoming environment.
If you know you have a running tap or squeaky door, spend some time fixing them ahead of viewings.
Thick rugs, curtains and cushions not only look good, they help absorb noise too.
Stage: Touch
Touch, especially texture, makes the home come to life. It’s warm and comforting and evokes a sense of action and security.
Varied textures like a luxe velvet or chunky knit blanket over the sofa and a plush rug over a hard floor create a contrast and create warmth.
Clean and crisp linen elevates the space to a hotel-like sanctuary.
Keep your property a comfortable temperature – like Goldilocks, not too hot and not too cold.
Stage: Taste
Taste is the hardest sense to engage literally, but when staged correctly, it can help the buyer mentally consume the lifestyle presented by your home.
Set the dining table as if you’re hosting a dinner party for loved ones to show your property as a safe, fun space for family and friends to gather.
A fruit bowl, a tea set or a cafetiere can spark a viewer’s imagination, creating a sense of ritual and high-quality living.
