There are many aspects to managing a property and one of the most critical, and legally binding, is gas safety.

It’s more than a PASS, an annual gas safety certificate is the guarantee that your property is safe from the silent and invisible threat of carbon monoxide poisoning and the very real risk of gas leaks.

What is a Gas Safety Certificate?

Also known as a CP12, it is a legal requirement for landlords under the Gas Safety (Installation and Use) Regulations 1998. It confirms that all gas appliances, fittings and outlets in your rental property and have been checked and are operating safely.

This check must be completed annually by a Gas Safe registered engineer. The certificate is valid for 12 months and must be presented to your clients within 28 days of the inspection or before they move in.

What happens during a Gas Safety Check?

During the inspection, a qualified engineer will conduct a series of checks to ensure the safety of your property. This will include checking all gas appliances (boilers, hobs, ovens etc), flues/chimneys, ventilation access, pipework and fittings.

These are crucial to ensure the welfare of your tenants and to avoid any potential for carbon monoxide poisoning and gas leaks or explosions. Failure to comply is a criminal offence with consequences including fines and even a prison sentence.
