What is an EPC?
An Energy Performance Certificate (EPC) – like the labels you see on appliances – provides a rating from A (most efficient) to G (least efficient) for properties. The certificate is valid for 10 years* from its issue date.

Why is an EPC so important?
The simple answer is: it’s a legal requirement. Whether you’re selling or letting your property, it must have a valid EPC. The certificate must be in place before a new tenancy begins or you list your home to sell.
Beyond compliance, a strong EPC rating offers several advantages. In today’s energy-conscious world, tenants are increasingly looking for properties that are sustainable and with lower running costs. This can result in a higher rental yield, or higher market value for your energy-efficient property.
Future proofing
Inline with the Scottish Government’s 2045 net-zero target, they are set to introduce major changes to EPCs in 2026 with a reformed rating system, reduced validity period (five years*), aligning with UK-wide standards and a redesigned certificate.
Whilst exact timelines can see some adjustments based on ongoing consultations, Scottish landlords should be prepared to meet:
A minimum EPC band D (current standard)
A minimum EPC band C by 2028
End usage of polluting heating systems by 2045
This means that properties with lower ratings (E, F or G) may require significant upgrades to remain compliant in the coming years.
