Routine maintenance for landlords

As a landlord in Aberdeen and Aberdeenshire, managing your property is a continuous balancing act. While attracting good tenants and ensuring compliance are top priorities, routine maintenance is often overlooked although just as important in protecting your investment.

A dripping tap today could be a burst pipe tomorrow, and a small patch of damp can become a widespread mould issue. Proactive checks identify minor problems and give time to plan and rectify before they escalate into a costly emergency.
Keeping on top of maintenance not only protects your asset, but it also links directly to your legal obligation as a landlord to provide a safe and habitable living environment for your tenants – and happy tenants are long-term tenants!
While very property is unique, here are some common areas that should be on your checklist:
Annual and seasonal checks:
Boiler servicing
Smoke & carbon monoxide alarm testing
Guttering and downpipes – clear debris (especially after autumn) to prevent damp
Roof inspection – look for slipped tiles (particularly important after storms) and moss build-up
Garden/exterior tidy up – trim hedges at boundaries, maintain fences
Winter-ready – check insulation, bleed radiators, ensure pipes are protected from freezing
Mid-term checks
Check for any signs of damp or mould (pay special attention to windows, bathrooms, under sinks etc)
Test extractor fans in the bathrooms and kitchens
Look for excessive wear and tear beyond what’s expected
Check for functioning taps, showers and toilets
