As autumn arrives with its cooler temperatures and fair share of rain, so can damp and mould in walls and ceilings. This can lead to severe health implications for tenants and cause significant damage to your property.

Named after two-year-old Awaab Ishak who died due to mould exposure in his home in Rochdale, Awaab’s Law, aims to hold landlords accountable for addressing serious health hazards particularly damp and mould. While Awaab’s Law originates in England (due to come into force in October 2025) the Scottish Government has committed to implementing similar protections through amendments to the Housing (Scotland) Bill.

Mould spores can exacerbate respiratory conditions, allergies and asthma and even cause severe illness, especially in children, the elderly or those with an underlying health issue. When it comes to your property, damp can lead to rot and structural damage as well as peeling paint, ruined plaster and damaged furnishings.

At EPIC Property Services, we believe in proactive property management and are here to help you stay ahead of damp and mould, protecting both your tenants and your investment. Here’s how we can help:

  • Regular property inspections – our inventories and mid-term property visits allow for early detection of condensation issues, small leaks or the first signs of mould before the escalate

  • Ensure effective ventilation – the most common cause is due to condensation. We’ll check that extractor fans are working correctly in the bathrooms and kitchens, and we can advise tenants on simple habits like opening windows after showering or cooking

  • Address leaks promptly – from a dripping pipe to a compromised roof tile, any leak can lead to damp. With the North East’s top tradespeople within our network, we can coordinate swift repairs of plumbing, roofing and window seals

  • Consider insulation – where feasible and cost-effective, improving insulation can help keep walls warmer and reduce condensation. We can seek quotes and manage the job from start to finish.

  • Professional deep cleans – after a tenancy, our deep cleaning services can thoroughly address any minor mould issues that may have developed ensuring a clean start for the next tenancy.
