Home staging tips for autumn

We love summer – the heat, the long days and the spontaneous vibe in the air – but there’s something special about autumn. The warmth, the cosiness, the guilt-free hunkering down at home…and the constant excuse for a warm cuppa!

Spending more time indoors often gives us that urge to finally get through our home DIY list, and make those upgrades we promised we’d do last year. Some of the most effective changes are also the simplest, and ones we often adopt in our home staging projects. Here are a few of our seasonal favourites:
Light – the single biggest enhancer
Nothing transforms how a space feels more quickly or more affordably than lighting. The flat, bright overhead light that works fine in summer feels harsh by October so swapping to warmer bulbs or adding a lamp or two to create pools of light rather than one uniform brightness. It helps a room feel considered and intentional in a way that very little achieves for the same cost.
If you’ve been meaning to replace a dated light fitting, this is your moment.
Textiles – time to get touchy
If a new sofa is out of the budget, drape over a heavy throw and a couple of cushions in a warmer tone. Couple this with a rug that grounds the space and you’ve made some small investments that make a significant difference to how the room feels.
The key is cohesion rather than quantity. One or two pieces in complementary tones will do more than a scatter of mismatched items and if you’re not sure where to start, just choose one colour and find a few pieces that carry it.
Declutter before you redecorate
Before you buy anything new, take stock of what’s already there. Autumn is an excellent time to clear out the things you’ve put into the garage “until you have some time to put it away properly”, for example. The piles on countertops, corners that have been gathering objects without purpose and the shelves that haven’t been edited since you moved in.
Decluttering costs nothing and makes more difference than almost any purchase. Your space will almost always feel better with less, and it gives you a much clearer picture of what (if anything!) actually needs adding.
Paint – the commitment’s worth it
Even a coat in the same colour makes a huge difference, painting over those scuffs and marks that have built up over the years but if you’re looking to change things up – just paint it. A single wall in a deeper, richer autumnal tone (think forest green, warm terracotta or a deep navy) can completely transform how a room feels without requiring a full redecoration.
One room at a time
This is a biggie, especially if you’re prone to overcommitting – or procrastinating! Just choose one room. The one room that bothers you the most or the one that you spend the most time in, and focus there.
A single room done well is more satisfying than five rooms half-started. It also reminds you of what you want to see more of, making the rest of the house easier to approach.
When small changes aren’t enough
Sometimes the issue isn’t the accessories or the paint colour. It’s the layout and the flow, or the fact that the room was arranged for a version of your life that doesn’t quite fit anymore.
That’s where our EPIC staging team comes in. We work with North East homeowners to reimagine spaces that actually work for the way they live – from a style guide and a few targeted changes to sourcing furniture, coordinating trades and managing the whole thing from start to finish.
One room or a whole house, we’re here to help.
