Why home staging has never mattered more

A buyer scrolling through listings on the ASPC, Zoopla and Rightmove will make a decision about whether to click through in seconds. If the photos don’t create an immediate sense of somewhere they could picture themselves, they’ll scroll on.

What staging actually does

There’s a common misconception that home staging is about making a property look like a showroom, but done well, it’s much more than that.


Professional staging is about removing the friction between a buyer and a decision. It addresses the things that make a buyer hesitate – the layout that doesn’t flow, the room with no purpose and the impression that a property “needs work” – and replaces them with clarity, warmth and a confidence that this is where they could move straight into.


For ex-rental properties in particular, this matters enormously. A property that’s been tenanted for several years is often very obvious to a fresh pair of eyes. Buyers factor in the work they think a property needs and negotiate accordingly. The right staging changes that perception before they even walk through the door.

 

The cost of staging

Sellers sometimes hesitate at the cost of professional staging, and we get it. However, in a market where buyers are already looking for reasons to offer less, a well-presented property removes that reason and helps ensure the property achieves what it’s actually worth.
