The power of presentation

Aberdeen house prices have softened, particularly for flats, creating a much more accessible market for buyers. Property sales values have increased, signalling people are still moving but the average house price in the city has dropped 6.8% year on year.1

In practical terms, that means a buyer  browsing Rightmove or the ASPC on a Tuesday night has more options than they did a few years ago. There’s no rush, and heaps of time to compare. They’re making a decision about whether to click through to your listing in seconds based almost entirely on how the primary photo looks.

Presentation is one of the few variables a seller can actually control, and why so many people are staging their property to stand out in this saturated market where flat sales across the city jumped by nearly 30% last year but prices slipped by nearly £5,000. 2

There’s a persistent misconception that home staging is about making a property look like a show home – all borrowed furniture and fresh flowers, hiding the reality. But done properly, it addresses the things that make buyers hesitate: the room with no purpose, the lack of flow, the lack of TLC in an ex-rental or a generally tired property, and replaces them with clarity, warmth and the confidence that this is somewhere worth paying for.

And this is what we excel in.

We work with sellers in the city and shire before their property hits the market to make sure it’s looking its absolute best. As well as the front-facing staging, we also help behind the scenes sourcing trades and project managing any necessary maintenance or repairs.

If you’re preparing to sell, get in touch before you list. In Aberdeen’s market right now, how your property looks impacts how it will sell.
